Conveyancing Fees

We understand that our clients are individuals with individual requirements, and we pride ourselves in giving a bespoke service to everyone. By the same token, no two properties are ever the same and we treat each transaction with the care and attention it deserves. We know that moving home can be an exciting time, but we also understand that it can be stressful too. It is an important step in your life, and we therefore do everything we can to work with you every step of the way to make it as smooth as possible for you. Our conveyancing fees vary depending on the type of property you are buying or selling, and the amount of work involved.

We try to give a fair estimate of our fees at the outset, although sometimes we do need to revise this if it becomes apparent later on that more work is involved than first anticipated. We have therefore set out below our standard fees for certain types of transactions, although please do not hesitate to contact us to discuss your individual requirements and we can then give you a more accurate estimate taking into account your personal circumstances.

Freehold Purchase – Registered Property

As a guideline, our fees for handling a straightforward freehold purchase at £195,000.00 are set out below (excl. VAT):

These searches are the minimum that your lender will need us to carry out on your behalf.

Leasehold Purchase – Registered Property

The purchase of a leasehold property involves much more work than a freehold purchase as both the freehold title and the leasehold title need to be investigated along with the lease itself.
In addition, the majority of leasehold purchases are flats, and there is usually an ongoing obligation to pay service charges and ground rent to the landlord. We also need to assess all the paperwork associated with this too.
As a guidance, our fees for handling straightforward leasehold purchase at £195,000.00 are set out below (excl. VAT):

Please be aware that on a leasehold purchase you will also have to pay further charges to third parties. You will most likely need to pay an apportionment of service charges and ground rent to the landlord, and the amount will be apportioned in line with the completion date.

In addition, most landlords require us to serve them a ‘Notice of Transfer’ advising them formally that the sale has taken place. They will make a charge for receipting the Notice. This fee is set by the landlord (or Management Company who handle the development) and it will be specific to that particular development. There are no set fees for receipting the Notice, although the cost is commonly between £50.00 – £100.00.

Some leases have further requirements which involve additional charges, such as needing a separate Notice if you have a mortgage, or the lease may set our that you need to enter into a ‘Deed of Covenant’ with the landlord. The landlord will charge extra for handling this paperwork. Again, this cost is commonly between £50.00 – £100.00 per document.

Leasehold Sale – Registered Property

Our fees for handling a straightforward leasehold sale at £195,000.00 are set out below (excl. VAT):

You will also have to pay certain disbursements in relation to the sale, which would only normally be the cost of obtaining an up-to-date copy of your title and the freehold title from the Land Registry, as set out below:

Please be aware that you will need to make other payments to third parties too. You will need to budget to pay for the landlord (or the Management Company) to provide an information pack. This gives information about the Development as a whole as well as providing information about the annual service charges, audited accounts, as well as the fees that the landlord charges to acknowledge the change of ownership. There is no standard cost for this pack. It can be as little as £50.00 or as much as £350.00.

This amount will need to be paid upfront before the landlord will provide the pack. We will make enquiries with the landlord or management company to find out how much the pack will cost. Please therefore be aware that we may need additional monies on account from you at that time to enable us to meet this cost on your behalf. You may also need to budget for costs which can be quantifiable, such as your Estate Agents fees.
